Yes, our plans can be customized. Contact us for additions and changes to plans. Customers often ask to add garage bays, make rooms larger, add a basement, expand attic space, and add bedrooms or baths. We would love to make it just right for you!

Due to variations in regional building codes, we do not include heating and plumbing plans. These should be supplied by certified local professionals. Also not included are material quantity lists - these will be determined by your builder or a local building materials supplier. Additionally, architectural and engineering seals are not included. Contact a local builder to see if these seals are required in your area. You may be required to engage a local architect, structural engineer, etc.

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Yes! We can add a basement to almost any plan that doesn’t already have one.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

This calculation is measured from outside face of material to outside face of material. This measurement includes only the heated and cooled areas of the home. Not included are garages, porches, decks, crawl space, attic or future spaces.

Our plans are designed to meet national building standards. Building code standards are created to ensure structural safety of buildings. Typically established and enforced by local government, every state, county and local municipality has their own set of codes. Be sure to contact your local jurisdiction for verification. You may be required to engage a local architect, structural engineer, etc. based on specific local requirements.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Contact us  with your request and for a quote for these changes.

Life happens! We gladly make mid-project modifications. Contact us on the change. Will can bill at our hourly rate for this service.

Our pricing set is a complete set of CDs, stamped “Not For Construction”. It will include everything needed for your builder to provide a detailed bid on your project. A Study Set includes floor plans and elevations without dimensions and shows proposed furniture placement to scale and door/window sizes.

When you purchase a Sailer Design plan, you will receive a downloadable file of the complete PDF Plan Set.
