Plan Overview

Designed for big impact on a narrow lot, Anderson is a two-story 3,171 square foot house plan that includes a separate two-story accessory structure to be customized for your specific needs. Entry from the front covered porch into the foyer exudes welcome, with a clear line of sight through to the open-concept family room and kitchen. On the left, double doors open to the home office. Across the foyer, the guest bedroom boasts a full bath that is easily accessible as the main first-floor bathroom. Stairs to the second level sit adjacent to a generous storage area for everything from coats to seasonal décor. In the large, open family space, an island overlooks the dining area, living room, and fireplace. A walk-in pantry and ample cabinets and countertops satisfy all of a home chef’s needs for space. The primary bedroom is at the back of the home, with a full bath boasting a dual vanity, walk-in shower, private toilet, and large closet. The laundry room opens from the covered porch off of the house as well as the hallway outside the primary suite, for maximum convenience when entering the home after a busy day of yardwork or sporting events. The rear covered porch leads down to the backyard, with a built-in grill nestled around the corner.
Upstairs, two bedrooms each have their own full bath and closet, and a bonus room is ready for your family to customize just as you prefer.
Also included with this plan is an external accessory structure with a first-floor, two-car, garage bay and a flex space on the second floor with a full bath and closet. It’s the perfect spot to turn into a home business headquarters, an exercise room, or an in-law suite. The flex space adds 711 sq. ft. bringing the total heated square footage to 3882 sq. ft. and 5 bathrooms.

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Yes! We can add a basement to almost any plan that doesn’t already have one.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Contact us with your request and for a quote for these changes.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
