Ashton Creek is a stunning English Romantic home with five bedrooms, five and a half baths, an optional in-law suite, well thought out storage, and a two-car garage. Entry to the foyer from the covered front porch leads to the study with built-ins and large windows overlooking the front of the property. The design already begins showing off its attention to the importance of storage with a coat closet tucked near the foyer. Another coat closet is found under the stairs to the second level. The open concept kitchen and family area boast a large island with a sink that looks over the dining space and family room fireplace, flanked by built-ins. A unique feature of this home is the open bar, creating a perfect prep kitchen and serving area. With an ice maker, under counter refrigerator, and sink, entertaining will be a breeze in this home. The large pantry is next to the bar space, with even more added convenience in an additional refrigerator and sink. A grill porch is accessible from both the kitchen and through double doors to the spacious screened porch. With a fireplace and room for both dining and seating areas, your family and friends will gravitate to this space. The friend’s entry opens to a mud bench and stairs up to walk-in storage and an optional in-law suite. For convenience, entry to the two-car garage is also found here. The spacious laundry room offers additional storage, plenty of cabinets, and a sink. On the other side of the home, a powder room for your guests sits off the hallway to the primary suite. In the spa-like primary bath, double doors draw the view immediately to the luxurious 6-foot soaking tub. Two vanities, a private toilet, linen storage, a walk-in shower, and expansive his and hers closets with built ins and windows for natural light finish off the primary suite. The guest suite at the front of the home has a private full bath and walk in closet.

Upstairs, three bedrooms each have a full bath and walk in closet. Extra features on the second level include a craft area with sliding doors, a large bonus room with built-ins and a game closet, and a bunk room with a window bench – so inviting and fun for sleepovers!

An optional in-law suite over the garage is separated from the rest of the upper level and has a full bath, walk-in closet, bedroom, and sitting area.

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

What's Included

Foundation Plan – ¼” scale

Documentation of the footings, foundation walls, and basic structure. A licensed structural engineer may be required at the Owner’s expense.

First Floor Plan – ¼” scale

Location and sizes of rooms, door and window sizes, dimensions, and notes of special concern.

Second Floor Plan – ¼” scale

Location and sizes of rooms, door and window sizes, dimensions, and notes of special concern.

Roof Plan – ¼” scale

Documentation of the proposed roof form indicating slopes and special roof structures and their locations.

Elevations – ¼” scale

Front, rear, right and left side exterior elevations. Documentation of the exterior design with indications of heights, materials, and details.

Building Details – 1” scale

Selected exterior details (cornice details, porch details, etc.).

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
