Description

This stunning modern farmhouse includes five bedrooms, five and half baths, three garage bays, and multiple covered porches and outdoor spaces. The covered front porch wraps around the home, with double doors opening to the foyer. A study off of the entryway overlooks the front of the property, with double doors that can be closed for privacy. An elevator and coat closet are accessible from the foyer, and stairs to the second level are just around the corner. The open concept kitchen and family room feature a fireplace flanked by built ins and a large island. With seating for five, the spacious island is an easy gathering place for meals, snacks, or homework, and the dining room off the kitchen offers a more formal space for family mealtimes and entertaining. A spacious pantry adds convenience with an extra sink and dishwasher, a microwave, and under cabinet wine refrigerator. Additional wine storage is located across from the stairs to the second floor. The inviting rear covered porch has a fireplace, grill, wood storage, and room for a cozy seating arrangement. Accessible from both the family room and dining room, the flow is perfect for entertaining or letting the outside in. A custom feature of this design is the gallery hallway beyond the kitchen, with niches for displaying treasured art. A short hall provides privacy before entering the primary suite, where a massive window seat calls for taking in views of the property with a good book. The primary bath has separate vanities, a soaking tub, a walk in shower, a private toilet, and linen storage. An expansive closet stretches the full width of the primary bathroom and bedroom, with ample room to store and display multiple wardrobes. Off the gallery hallway are the powder room, laundry room with sink, a mud bench entryway from the two-car garage, and the friend’s entry near the one-car garage. An art studio behind the one-car garage is an added custom feature, with a sink for cleaning up and a coffee porch for enjoying the first cup of the day while taking in the views of the backyard. The guest suite at the front of the home has a full bath with a dual vanity and a walk in closet.

On the way to the second level, a window seat on the landing invites family to rest or read with a view of the outdoors. Upstairs, the elevator opens up, making this a truly aging-friendly house plan. Two bedrooms each have walk in closets and full baths. The large bonus room is the perfect place to entertain friends, complete with a sink, bar, under counter refrigerator, and a fireplace surrounded by built ins. A home office is tucked away next to the bonus room, and a unique upper level covered porch continues to show off the views of the backyard. With a fireplace and ample space for seating, this will be a go-to spot for friends and family. Another extra feature is an exercise room with a closet and access to walk in storage. Finally, the in-law suite provides a full apartment for additional family members to relax in their own dedicated space. The suite includes a living room, kitchenette, full bath, and separate bedroom.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Contact us with your request and for a quote for these changes. Personalize this Plan →

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
