Description

The Harlinsdale is a four bedroom, three and three half bath antebellum design with a three-car garage and gorgeous details. With a two-level wraparound front porch, the curb appeal is stunning. The main porch level opens to the dining room, foyer, and study through double doors. The two-story foyer showcases a grand curved staircase that truly makes an impression. Open to the foyer, the dining room has a fireplace and built ins, and butler’s pantry access to the open concept kitchen and family room. With an open curved bar and a refrigerator, the butler’s pantry adds convenience to the space, and a large traditional pantry provides additional storage. The curved kitchen island is perfect for food preparation or grabbing a quick snack, and a breakfast area allows ample space for family meals and entertaining. Access to the spacious utility room is hidden in the kitchen cabinets and has ample storage and space for an extra refrigerator. Three sets of double doors off of the breakfast area and family room open to the spacious rear covered porch with a fireplace and plenty of room for seating. The open family room has a fireplace and built ins. Behind the kitchen, an additional set of stairs accesses the second level of the home. The friend’s entry leads to a powder room and a drop zone with storage and shelving. The three-car garage has two enclosed closets, one accessible from the garage, and one from the rear of the property. Back in the front of the home, a study with a fireplace and built-in bookshelves can be open to the foyer and front porch, or closed off for quiet and privacy. Beyond the foyer, a hallway with a powder room and coat closet leads to a luxurious master retreat. With a fireplace, covered porch access, large his and hers closets, a coffee bar, and separate his and hers bathroom spaces, this master provides a relaxing and peaceful environment for a couple to recharge at the end of a busy day.
Upstairs, the open foyer leads to a spacious guest suite with a full bath and two bedrooms with walk in closets that share a jack and jill bathroom. The lovely second level covered front porch opens to two bedrooms via double doors. The front bedroom also has a unique foyer overlook. A bonus room has built ins and a wet bar as well as access to a spacious walk-in storage area. A powder room and linen closet finish off the second level. A future bonus space above the garage can be finished to include an additional bonus room and full bath, adding 800 optional square feet.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Contact us with your request and for a quote for these changes. Personalize this Plan →

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
