This modern farmhouse plan is home to four bedrooms, four and half baths, a two-plus car garage, and a covered porch that creates the perfect flow for entertaining family and friends. From the front porch, double doors open to the two-level foyer for a show stopping first impression. The line of sight through the foyer leads through the family room, the rear covered porch, and to the back yard beyond. Stairs to the second level and a powder room are both conveniently located off of the home’s entryway. The open concept kitchen boasts a large island with seating for breakfast and plenty of space to prep for family and guests. The island overlooks the family room fireplace, flanked by built-ins. A dining room is open to the kitchen, featuring more built-in cabinets for always-needed storage of dishes and serving pieces. The spacious pantry off the kitchen not only provides storage, but with an extra sink, creates an additional out-of-the-way space for food preparation. The covered porch at the rear of the home has a fireplace and a large seating area, and is accessible through sliding doors to both the family room and the dining room. This layout allows for easy entertaining flow, as well as being ideal for opening the home up to refreshing spring and fall weather. The primary suite is located down a private hallway at the rear of the home, and also opens to the covered porch. With vaulted ceilings and spacious his and hers closets, no details were overlooked in the design of this luxurious retreat. The primary bath boasts two separate sinks, a soaking tub and walk in shower, a make up vanity, a linen closet, and a private toilet. At the front of the home, the guest suite includes a separate full bath. Across the foyer, a mud bench and coat closet lead from the garage entry to the oversized laundry room, with a sink, cabinets, and space for a home office or craft and sewing desk. The garage has two bays as well as golf cart parking and two walk in storage areas.

On the second level, the two additional bedrooms are separated by a balcony walkway over the open foyer, allowing for extra space and privacy between the rooms. Each bedroom has a walk in closet and full bath. Linen storage and access to walk in storage complete the second story.

The optional in-law suite on this level adds 725 square feet, with a kitchenette, full bath, living and sleeping spaces, and a second laundry room. Stairs up from outside of the garage provide a dedicated entry to this space, creating multiple options for future investment opportunities or added privacy for in laws or adult children.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
