The Moreland plan by Sailer Design is a gorgeous English Cottage home with stunning curb appeal. With five bedrooms and four and two half baths, an optional in-law suite, and three garage bays, the exquisite attention to detail in this design is evident.

Entry from the spacious covered front porch into the foyer opens to a study, through which you can see the open concept family room and kitchen. The family room has a cozy fireplace and quick access to a powder room and a coat closet, convenient for guests and family members.

The expansive kitchen island overlooks the dining area into the family room, and French doors open to the spacious rear covered porch. The inviting porch boasts multiple seating areas, a fireplace, and a grill, and steps down to a spacious terrace.

Storage and convenience are key in the large pantry off of the kitchen, with a sink, cabinets, and space for an extra refrigerator. The pantry is perfectly positioned near the laundry room and garage entry to the home. The laundry room has ample cabinets, a large island, and a mud bench. Stairs to the optional mother in law suite above the garage are privately located just off of the two-car garage. Beyond the family room, the luxurious primary bedroom opens through French doors to the primary suite bath, boasting dual vanities, a separate tub and walk in shower, and two large closets. The guest suite sits at the front of the home with a private full bath and walk in closet.

Stairs up to the second level are open to the family room below, and the upstairs is home to several unique custom touches. Three bedrooms and two and a half baths provide space for the family to spread out, and a fun bunk room with two bunks and a window seat is the perfect setting for sleepovers! A craft room and large bonus room are great for children, teens, or adults to entertain themselves and friends, and a large walk in storage area adds extra convenience.

Over the two-car garage, an optional mother in law suite adds 580 square feet with a bedroom, full bath, walk in closet, and sitting area.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
