This Georgian stunner has a classic exterior and more than ample space for a large family. Entry from the front porch into the extended foyer immediately shows off the stately atmosphere of the home. To the left, a dining room is complete with a fireplace and butler’s pantry access to the kitchen. To the right, double doors access the study, with a fantastic extra feature of an enclosed reading room beyond. The reading room is a book-lover’s dream, with built-in shelves, a fireplace, and two walls of windows. Beyond the dining room and study, eye-catching curved stairs open to the second level provide the perfect backdrop for photos and an ideal location for seasonal décor. A coat closet is at the end of the stair hall, and the family room beyond boasts a fireplace flanked by built-ins, with sliding doors to the oversized screened porch at the rear of the home. With two distinct sitting areas, this outdoor living space will add extensive entertaining options for the owners. An outdoor kitchen area is ready for a grill and an egg, allowing for all day outdoor living. Back inside, the open concept kitchen has two islands, one for cleaning and prep and another for dining. A separate breakfast nook overlooks the rear porch. The pantry off the kitchen has sufficient space for an extra refrigerator and plenty of shelves and counters for additional out-of-the-way food prep or appliance storage. The primary suite is at the rear of the home beyond the family room, with double doors opening to a luxurious primary bath. Two private toilets, a large walk-in shower, dual vanities and linen storage are just the beginning.  Large his and hers closets allow for storage of year-round wardrobes. The laundry room and downstairs powder room are both conveniently close to the primary suite. A future elevator is already framed in for ease of aging in place, and stairs down to the basement are tucked underneath the curved stairs to the second level. Across the home, beyond the kitchen, the friends’ entry opens just outside of the forward-facing three-car garage. A full pool bath, also accessible from the backyard, as well as stairs up to attic storage are found here. The side-facing three-car garage opens into the home by the butler’s pantry and built-in coat storage.

Upstairs, the open loft provides access to three bedrooms, each with walk-in closets and full baths. A bonus room with a wet bar and built-ins is ready to become a game room, playroom, teen hangout, or home theater.

On the lower level, a small basement makes the most of the space in the home, adding a full bath and an exercise room with an equipment closet. Unfinished storage and a mechanical room complete this classic, luxurious, and functional plan.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Contact us with your request and for a quote for these changes. Personalize this Plan →

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
