Description

The Roderick is a craftsman style home built for a large family that loves being together and spending time in the fresh air. This unique one-floor design eliminates multi-level living, while also providing separate areas for parents, children, and guests. The ideal plan for aging in place, this will easily transition to the home that the family all comes back to.

Entry from the covered front porch to the foyer through double doors provides easy access to the study, allowing for privacy and convenience when working from home. A powder room off the study offers extra practicality. The open concept family room and kitchen feature a rear wall of windows overlooking the expansive covered porches and the backyard beyond. The large kitchen island has a sink and overlooks the breakfast area and rear of the property. With four sets of double doors to the covered porches, the flow is seamless and easy. A scullery connects the game room to the kitchen, adding convenience and out-of-the-way prep space when entertaining. The family room fireplace is flanked by built-ins, open on either side to the hallway and powder room beyond. The spectacular outdoor living space boasts a covered living porch with a fireplace, a dining porch, and a grilling porch, all connected and with multiple entries to the home. The primary suite is positioned in the back corner, with a fireplace and covered porch access. The primary bath has dual vanities, a private toilet, a bumped out soaking tub, and a walk-in shower. The spacious walk-in closet has an island and ample room for an impressive wardrobe. Entrance from the side-facing three-car garage leads to the mud room with a coat closet, while the connected fourth garage bay faces the front. The laundry room at the front of the home has a sink and plenty of counterspace and storage, including a large closet. The guest room looks out on the front yard, with a walk-in closet and full bath. Across the home, beyond the game room, two more bedrooms each have a private full bath. With all the amenities of a luxury home spread across one spacious level, this plan is suitable for a family in any stage of life.

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

What's Included

Foundation Plan – ¼” scale

Documentation of the footings, foundation walls, and basic structure. A licensed structural engineer may be required at the Owner’s expense.

First Floor Plan – ¼” scale

Location and sizes of rooms, door and window sizes, dimensions, and notes of special concern.

Second Floor Plan – ¼” scale

Location and sizes of rooms, door and window sizes, dimensions, and notes of special concern.

Roof Plan – ¼” scale

Documentation of the proposed roof form indicating slopes and special roof structures and their locations.

Elevations – ¼” scale

Front, rear, right and left side exterior elevations. Documentation of the exterior design with indications of heights, materials, and details.

Building Details – 1” scale

Selected exterior details (cornice details, porch details, etc.).

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
