The Belcourt is a Modern Tudor beauty set around a motor court. This design boasts seven bedrooms, eight and a half baths, and multiple entertaining spaces with stacked rear covered porches, a unique main level club room, an upper level bonus room, and a basement rec room. Friends and family will be thrilled to spend time together in this spacious home. The covered front porch at the center of the plan opens through double doors to the impressive foyer and two-story family room. With a fireplace, built ins, and an enclosed bar with a sink and wine storage, guests will know upon entry that entertainment is a high priority in this home. The open concept kitchen and dining area has an island with seating for five and a working pantry, complete with a microwave, sink, and spot for a future refrigerator. Additionally, an optional double oven can be added in the corner of the kitchen for even more food preparation potential. The covered porch beyond the family room has a fireplace and large grill and stairs down to the basement porch beneath. A club room with a walk in closet will be a definite gathering spot, and is accessible from the foyer hallway or through the bar off the family room. With a wall of window seats, visitors can enjoy the view of the backyard while relaxing or playing. This spot is also an ideal location for a study, library, or home office. A powder room is conveniently located just outside of the door. Stairs to the upper and lower levels are located at both the right and left sides of the foyer hallway. To the left of the front door, the guest suite area has a full bath and walk in closet. An elevator provides easier access to the basement and second level. Entry from the first two car garage is here, through a mud room. To the right of the front door, the primary suite is privately nestled down a quiet hallway. The primary bath boasts a large soaking tub and separate shower, a private toilet, and two vanities. Expansive his and hers closets allow for full wardrobe storage and display, and the larger of the two closets connects to the laundry room. Also accessible from the hallway near the stairs, the large laundry room has a sink, closet, hanging storage, and serves as the entry from the second two-car garage.

Upstairs, the second level is designed around a stunning library overlook above the family room. With three cozy window seats, family members can read just out of sight, while still being in the center of the home. At the top of the open stairway on the left side of the home, the elevator is outside of a bedroom with a full bath and walk in closet, as well as a large linen closet. The bonus room has a game closet, optional bunk space, and serves as a great, partially open spot for kids and teens to hang out together. Across the overlook, two bedrooms each have a full bath and walk in closet. A second laundry room is essential in this expansive home, and is near the top of the right staircase, as is a spacious loft area with an optional built in desk – the ideal homework station or home office.

In the basement, the left staircase is open, allowing for more light from above, and leads to the large rec room that spans half of the space. With a fireplace, kitchenette, island, large game closet, and a bunk room that sleeps four, this will be the perfect getaway for older teens and grandkids. With lots of windows and sliding door access to the lower level covered porch, this area doesn’t feel like a basement at all. Two additional bedrooms on this level are each on opposite sides of the home for added privacy. Both bedrooms have walk in closets and full baths. A safe room, exercise room, and a full bath for the pool, with outdoor entry, complete this awe-inspiring design.

What's Included

Foundation Plan – ¼” scale

Documentation of the footings, foundation walls, and basic structure. A licensed structural engineer may be required at the Owner’s expense.

First Floor Plan – ¼” scale

Location and sizes of rooms, door and window sizes, dimensions, and notes of special concern.

Second Floor Plan – ¼” scale

Location and sizes of rooms, door and window sizes, dimensions, and notes of special concern.

Roof Plan – ¼” scale

Documentation of the proposed roof form indicating slopes and special roof structures and their locations.

Elevations – ¼” scale

Front, rear, right and left side exterior elevations. Documentation of the exterior design with indications of heights, materials, and details.

Building Details – 1” scale

Selected exterior details (cornice details, porch details, etc.).

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
