Description

This four bedroom, four and two half bath Modern Tudor has plenty of family space for gathering indoors and out and lots of well-thought-out storage. Entry from the front porch to the foyer shows off the view through the rear covered porch to the backyard. A study just off the foyer can be closed for privacy and has a wall of built-ins and a large window overlooking the front of the property. Stairs to the second level and a coat closet with extra storage are on the way to the spacious open-concept family room. A kitchen island with a sink, dishwasher, and undercabinet refrigerator seats four and overlooks the family room fireplace. The pantry is hidden in the cabinets, with shelves as well as countertops to maximize both storage and out of the way prep space. The dining room is surrounded by windows on three sides, providing an impressive view and bringing in plenty of natural light. The expansive covered porch opens to the home through sliders into the family room, and with a fireplace, built-in grill, and room for multiple seating areas, family and friends will surely congregate here. The primary suite sits quietly at the back of the home, with access to the covered porch and a luxurious bath. A six-foot soaking tub is in front of a rear window flanked by vanities. The primary closet is large enough for an impressive clothing collection, and boasts an island, built in dressers, and a convenient pocket door to the laundry room. Between the family room and the primary suite, the three-car garage and friend’s entry are accessible through a hallway with a powder room, storage, and the laundry room, which has space for an extra refrigerator. In the front of the home, the guest suite has a private full bath and a walk-in closet.

Upstairs, two bedrooms each have full baths and walk-in closets, and a future flex space is ready to be turned into whatever fills your family’s needs. The bonus room has an optional wet bar and will make the perfect teen hangout, sleepover space, man cave, or second office. An exercise room, linen closet, and powder room complete the second level of this home.

We’d love to modify our plan to meet your needs. Many of our plans already include future expandable space. While it is easier to increase the square footage of a plan than it is to eliminate square footage, some of our plans can be made smaller. Contact us with your request and for a quote for these changes. Personalize this Plan →

Yes, we can flip the plan to meet your needs. For example, if the plan has the garage on the right side, but you need the garage on the left, we can reverse it.

Building costs vary greatly by region. We suggest consulting with a local builder to provide a building cost estimate.

What's Not Included

Architectural and Engineering stamps

Some cities and states require a licensed architect or engineer to review and stamp a set of Construction Documents. If your local building department requires one, you will need to engage a local architect or engineer for review and stamping.

Site-specific foundation plan

The included foundation plan is meant to serve as a basic guide for a typical foundation and is not site or location-specific. Sailer Design LLC recommends that you have a local designer or licensed engineer to review the plans and provide a site-specific foundation plan as necessary.

Heating, plumbing and electrical plans

Due to variations in climate and building codes, these should be supplied by local contractors. We suggest you have a local electrical engineer, mechanical engineer, or builder provide these drawings as required for permits and construction.

Material quantity list

Once your personal selections are made (types of windows, doors, exterior materials, etc…) this list should be obtained from your contractor or local building materials supplier.

Material selections

Final material selections are the responsibility of you and your builder, including proper installation.

Construction Documents

Our home plan packages offer a complete design of our homes. However, due to the uniqueness of each building site, our Construction Documents are not fully engineered to meet the requirements of each local building code, specific regional conditions, and individual building site. The plans are intended to indicate design intent and basic construction detailing. It is your responsibility to ensure that you have obtained the proper professional assistance to provide standard construction details and practices, which will result in a structurally sound and weatherproofed finished product. Variations in standard sizes (i.e. windows and doors), thicknesses, types and uses of different materials can change details. Local codes, ordinances, regulations, foundation requirements, and the layout of mechanical, electrical and plumbing may also require changes to the details.
